A major responsibility of the Association is maintenance of the
common areas. Routine services are listed here. Members should report problems to
the Association Manager/Board.
The Association encourages
Members to be proactive in keeping the common areas clean and safe, though in some
situations it may be more appropriate to contract the work out to a professional.
Lawn Service
Lawn service is provided through an annual contract. Lawn service includes mowing,
watering (includes sprinkler heads), fertilizing, and upkeep of the area around
the development entryway area at the intersection of Gospel Road and Lewis Turner
Blvd.
Creek Maintenance
Creek maintenance is performed through a contract to keep overgrowth at bay and
ensure the flow is not impeded.
Gazebo Maintenance
The gazebo on the northwest corner of Brookridge Trace and Witshire Court is for
the enjoyment of all Members. Everyone should be cognizant of any safety hazards
and report them to the Association Manager/Boardimmediately. Please discourage any unsafe behavior
you observe atthe gazebo, either by speaking directly to the people involved,
or by contacting the Association Manager/Board.
Lighting
Lighting around the entryway sign and common areas is a Board responsibility (as is
the electric bill).
Legal Services
When necessary to encourage a homeowner's compliance with the Covenant's, the Board
may take legal action after other means of encouragement have failed to produce
tangible results in a timely manner.
Web Site
Web site hosting and Board email are paid services. The web site design and updates
are currently provided at no charge by a Board member.
Pet Control
Since this is one of the most frequent complaints, it deserves mentioning that pet
control is the responsibility of the owner. Pet control enforcement is the responsibility
of the Panhandle Animal Welfare
Society (PAWS). Contact them if there's an issue.
Pet owners are required to pick up after their pets.
Covenant Community Church, which has been so gracious to us, does not permit
pets on the church grounds. The Okaloosa County leash law applies to all species.
