Declaration of Covenants, Conditions, Restrictions and Easements of Northridge Creek
Subdivision
WHY DO WE HAVE COVENANTS? Let's face it; as a neighborhood zoned for Medium Density
Residential, we live in close proximity to each other. What we do on and with our
property has an impact on our neighbors, so we have Covenants by which we all have
to abide. The Association exists to maintain the conditions and ambiance of the
development. The Board is comprised of residents who volunteer to serve. Board members
are elected to year terms at the annual meeting and may serve three consecutive
terms. Officers are elected from the board by the board after the annual meeting.
The Board is responsible for the maintenance and safety of common areas, as well
as enforcing the Covenants through communication with the Members and through legal
avenues as a last resort. Changes to the Covenants must be implemented through the
process described in Article VIII.
It was the responsibility of your realtor or seller to provide you a copy of the
Covenants during your home purchase. If you did not receive or misplaced your copy,
you may download the Covenants here. Your realtor's or seller's failure to provide
you a copy does not exempt you. Changes to the Covenants must be approved by simple
majority vote at the annual Association meeting. To request your proposal be put
on the agenda, please send an email to the Board or use our
contact form.
If you are renting, you are still responsible for abiding by the Covenants, but
the owner retains Association voting rights.
